The lake sits on an area that was discovered to contain benign materials from a local manufacturer of glass, rubber, and concrete. These materials were removed after purchasing the property. At a cost of over $200,000, the owners transformed the area by digging and removing the materials, then hauling in over 250 loads of fresh dirt. During the mediation process and after completion, multiple accredited agencies tested ground water and soil to ensure a safe environment.
The owners invested over $120,000 in the lake's construction, the dock, waterfall, and extensive landscaping on the man-made one acre, rubber lined pond. $65,000 went toward the landscaping and the 15-foot waterfall, which has two 10,000-gallon pumps, on remote, installed roughly four years ago. The owners replaced the two aerators that run yearlong in December 2020.
The sellers then installed the most versatile rubber liner on the market, Aqua Armor BTL 30, which is the strongest, most UV resistant pond liner in the industry and is fish and plant safe. It has a 15-year guarantee with direct sun exposure. Note: replacement cost of the liner is approximately $17,000.
